2020 has been a remarkable year in Muskoka. With the Covid-19 outbreak gripping the world, we have seen a greater desire to leave the dense city population and move north to more rural areas. Those that had planned vacations they could no longer take or had been dreaming of owning a cottage appeared to have pulled the trigger to begin and fulfill this dream. With cottage inventory limited and demand high, we saw cottages which had been languishing on the market sometimes for years sell, often in multiple offers, while new cottages to the market sold quickly, and often on the day it was listed. Combined the result for waterfront on Lake of Bays meant higher prices with a year over year increase from 2019 to 2020 of about 16%. Below you will find several charts showing the number of sales by year from 2016-2020, the average sale price from 2016-2020 and the number of NEW listings for waterfront on Lake of Bays from 2016-2020. These numbers were derived in whole from the Lakelands Association of Realtors and reflect only MLS sales on Lake of Bays which are classified as single family, residential, waterfront.
