Kearney, Ontario
This is year-round living on Sand Lake - not a seasonal trailer, not a three-season cottage. One of only 11 homes in the resort approved for full-time, 12-month use, and it sits on the largest lot on the property. The home has one bedroom, one bathroom, and an open concept living room and dining area. A sunroom at the back brings in light year-round, and a large front deck looks out onto the shared playground - ideal if you have kids or grandkids. The mini split keeps you comfortable through every season, and there's parking for six vehicles. Outside, three sheds give you plenty of storage for toys, tools, and seasonal gear. The beach is a two-minute walk from your front door - 268 feet of sandy, south-facing shoreline that gets sun all day long. Sand Lake itself is a gem - sandy bottom with a very gradual drop-off that's perfect for young swimmers, and it connects directly into Kearney by boat. The resort has a beach volleyball court, basketball court, and a restaurant on site that opens for the summer months. ATV and snowmobile trail access is right nearby, so you're riding from your door in every season. There are no visitor fees, so friends and family come and go without the hassle you get at other resorts. The monthly fee of $600 covers hydro, water, septic, road maintenance, and taxes - one payment, no surprises. You live here full time, you enjoy the lake full time, and you're not packing up when the snow flies. If you've been looking for a year-round spot on the water without the waterfront price tag, this is one of the more complete setups you'll find. (id:57975)

Sundridge, Ontario
Three-bedroom bungalow in a quiet residential neighbourhood in Sundridge, walking distance to the beach. The main floor has three bedrooms, a full bathroom, and a layout that works for a family. The yard is fenced, and there's a detached XL single garage and a shed - plenty of room for vehicles, storage, and projects. The basement is unfinished and ready for you to build out however you'd like. The previous owner addressed a past water issue by repairing the foundation, and there hasn't been any water in the basement since the work was done. This is a fixer upper - it needs work, and it's priced to reflect that. For a buyer willing to put in the sweat equity, it's a chance to get into homeownership at a price point that's hard to find right now and build real equity as you go. Every improvement you make is money in your pocket down the road. Sundridge is a small, family-friendly community with a public beach, local shops, restaurants, and schools nearby. It's the kind of town where kids can ride their bikes to the water in the summer and you actually get to know your neighbours. If you've been renting and waiting for the right opportunity to get into a place of your own, this one's worth a look. (id:57975)

A new septic system was installed in 2021, and there's a Generac plug for a generator in case of power outages. You're not inheriting a project list here. Outside is where this property really comes together. Sitting on just under an acre, the yard has been professionally landscaped with low-maintenance perennial gardens and a granite flagstone patio with a fire pit. It's the kind of outdoor space that's ready to enjoy the day you move in, without the years of work it takes to get there. Burk's Falls is about 10 minutes away for groceries, shops, and everyday errands. Magnetawan is 10 minutes in the other direction. Lake Cecebe's park and boat launch is a 10-minute drive, and the Magnetawan River boat launch is about the same. Huntsville is roughly 35 minutes south for bigger shopping, dining, and recreation. Perry, Ontario
Set well back from the road on a full acre, this two-bedroom, two-bathroom home has a location that's hard to beat - about five minutes from Novar and 15 minutes from Huntsville. Built in 2006 on a concrete block foundation with a crawlspace beneath, the structure is sound. The layout is well thought out. The primary bedroom is large, with a walk-in closet and a four-piece ensuite bathroom. The living room has a pellet stove and walks out to an extra-large deck overlooking the backyard. The kitchen has room for a dining table, and there's a second bedroom - a good size - along with a three-piece bathroom. Laundry is on the main floor. This one needs work. The home has been heavily smoked in and will need a thorough refresh to bring it back to life. For a buyer who's willing to roll up their sleeves, that's reflected in the price - and it's an opportunity to build real equity in a home that has good bones, a smart layout, and a great lot. An acre of land with this kind of proximity to Huntsville doesn't come along at this price point very often. If you've been renting and looking for a way in, this is the kind of property that gets you started. (id:57975)
